The selection of an experienced mortgage lender is a key component and necessary first step in the home buying process. It will have a direct impact on the process and may determine whether the experience is one of delight or one of frustration.

Each of them should ask plenty of questions to determine the right kind of loan product to best suit your needs. In the end, they should provide a Good Faith Estimate of closing costs to include prepaid expenses (this is the amount you will need in addition to any down payment you wish to put on the new home). They will also be able to provide a Pre-Approval Letter at that time which will be necessary before submitting an offer on a home.
In order pre-approve you, they may ask permission to pull a copy of your credit bureau report. This is a necessary step and should not cost you any out of pocket money. All inquiries within a two week period should count as only one inquiry toward your credit score, so line up a few quotes for comparative purposes!
